'Pacific' office building to be built in Warsaw

On 26 April 2013 Warbud signed a contract for the construction of an office building with retail premises and underground parking at Domaniewska/Pęcherska streets in Warsaw. The client is the company Kronos Pacific Sp. z o.o. Warbud will also be responsible for fit-out works and obtaining an occupancy permit.

'Pacific' will have the form of three wings - western, central and eastern wings located around the main internal northern courtyard. The building will be horizontally divided into three occupancy zones: underground storeys -1 and -2 (technical, utility and parking area) and overground storeys 1 to 8 with offices and business units on the ground floor.

The composition of the building and its facades consists in a clear difference between the base part and the office floors. The basic material influencing the architecture of the building is the glass used in the curtain wall façade. In addition to that the southern, eastern and western sides of the building are to be made using the double façade technology in which the glass curtain wall constitutes the main partition whereas the exterior glass envelope is an additional barrier to wind, sunlight and noise from the nearby streets. In the gap between the two layers of the double façade there will be a space for ventilation on the building side exposed to sunlight. The ground floor containing business units will be made using a fully glazed façade system.

The building will have a BREEAM certification for increased environmental standards and a better comfort of its occupants.

Those standards will be ensured by:

  • an efficient use of energy, water and other resources
  • protection of people's health and improvement of employee performance
  • a reduction of waste volume, pollution and environmental impact
  • use of natural local materials.
