105 Metres of SKYLINER II

The construction of Skyliner II, the second tower of the Karimpol Group's flagship office complex in Warsaw, has passed another symbolic milestone. The building has already reached a height of over 105 metres and now needs only 25 final metres to reach the designed height. Work is now underway on the construction of the most distinctive architectural elements of the project - four-level cascading terraces being built in the upper sections of the building on the west side.

The Skyliner II structure has exceeded the symbolic threshold of 100 metres in height. Now there are only 25 meters left to reach the target height of 130 metres, which will include, among other things, technical floors and 15-meter attics protecting the technical equipment on the building's roof. On the western side of the building, in its upper parts, four-level terraces are being built, designed by the studio RS Architektura Krajobrazu.

‘The cascading terraces are one of the most distinctive elements of Skyliner II and an important distinguishing feature of the entire project. They will have an individual character and a variety of functions - from work and meeting spaces to places conducive to relaxation and integration. The highest terrace on the 26th floor will be connected to a covered space for events and presentations. All terraces will be connected by external stairs and served by a dedicated elevator, ensuring their full accessibility. We want them to be a real extension of the office space - a place for employees and guests of the building to meet, work and relax in a green setting, high above the city roofs,’ says Szymon Zduńczyk, member of the management board and managing director at Karimpol Polska.

Despite the exceptionally low temperatures, thanks to the building's thermal tightness and heating, intensive finishing work is underway inside.

‘We are now carrying out masonry and installation work, finishing bathrooms, installing stoneware flooring and installing elevators. Advanced finishing works are currently underway in the technical areas at level +2, where we are installing ventilation fans - one of the main lungs of the building, ensuring proper ventilation of the entire skyscraper. The second lung, i.e. another ventilation room, is planned on the 24th and 25th floors. The freezing weather outside also caused a temporary suspension of the facade installation work. The facade had been completed up to the 18th floor. It is made of prefabricated glass modules - 102 pieces on each floor,’ explained Piotr Pikuła, director of the Skyliner II contract at WARBUD SA.

Skyliner II will complement the first tower of the complex, creating a modern office complex with a total area of 73 000 sqm. The second tower will offer over 24 000 square meters of leasable space, of which over 23 000 square meters will be occupied by offices and nearly 1 000 square meters will house retail outlets on the ground floor. The area of a typical office floor will be approximately 1,100 square meters. Ten elevators will provide convenient access. Building users will be using a five-level underground car park with 217 parking spaces and 100 bicycle racks. Completion of construction work is scheduled for the fourth quarter of this year.

The architectural design was developed by APA Wojciechowski Architekci, the general contractor for the project is WARBUD SA, and the project is supervised by Hill International. Skyliner II is being built in accordance with top sustainable development standards - it has been awarded a BREEAM New Construction certificate with an Outstanding rating and will be powered in 100% by renewable energy.
