Construction progress report for District Court in Gdynia

The construction site on which District Court in Gdynia is being expanded by addition of the new Building E (stage III of the project) is located in the centre of Gdynia, opposite the Main Railway Station. The project commissioned by the Court of Appeal in Gdańsk is a “design and build” project and the general contractor is WARBUD S.A. based in Warsaw. The detailed design of this phase, which was prepared using the BIM technology (Building Information Modelling), was developed by architects from Pracownia AA from Gdańsk.

Project stages.

The project is divided into stages (buildings marked according to the above diagram);

  • Stage I (completed) – covered the rebuilding, expansion and addition of floors to building B - consisted in the construction of a four-storey connector (building C) between part of building A and building B, expansion of building B by a six-storey suspended part supported by two rows of columns on the side of the Market Hall – building D, rebuilding and addition to floors to building B (conversion of the recessed part of the attic to the fifth floor).
  • Stage III – the subject of this part of the project: construction of wing E of the District Court building at ul. Jana z Kolna 55

Building E, which is currently under construction, will create one functional space together with Building B. The entrance to the new facility will be located in the main entrance to building B. The side entrance in building E will be used for convoys. The staircase will be the emergency evacuation route. Building E will house some of the rooms of the Court Division located in building B: Family Division, Commercial Division and Land and Mortgage Register Division. Building E will also house technical, storage and staff rooms, archives, convoy and juvenile detention rooms, as well as courtrooms, waiting rooms and the registry office.

The building will be equipped with the necessary technical infrastructure, including water and sewage installations, central heating system with an expanded heat distribution station which will have a reserve to supply building B with hot utility water and technological heat in the future. The facility will have an internal hydrant installation.  All rooms will be equipped with mechanical supply and exhaust ventilation, and those in which people will stay will also be air-conditioned. The building will also be equipped with emergency evacuation lighting, lightning protection, grounding, fire protection systems, as well as the necessary systems: alarm and nurse call systems for disabled people, fire alarm, burglary and break-in alarm, as well as access control and work time registration systems.

Wing E of the Court building will meet the accessibility requirements for people with special needs. Building E will be accessed from the ground level in two ways: via the side entrance to building B (from where one can go to building E on individual floors) and through the side entrance to building E.

Vertical circulation within the building will be provided by a passenger lift with a stop on each floor. Each above-ground floor will have a toilet for people with disabilities (ground floor: in the building B zone, floors 1 to 5: building E)

Basic parameters of the investment:

SUMMARY OF AREAS:
usable area [m2]       1300.99
circulation area [m2]    587.49
retail units area [m2]    138.03
net area [m2]             2026.55

Work completed so far:

  1. demolition of the existing building on the construction site of the new facility;
  2. preparation of the necessary building documentation and obtaining the building permit required by law;
  3. construction of water holding tanks and the necessary utility networks connecting them. The completed works were accepted by a representative of the local Roads and Greenery Authority;
  4. securing the foundations of the southern wall of the existing building "B". For this purpose, the foundation wall was underpinned using high-pressure jet grouting technology below the building’s foundation level;
  5. excavation shoring using a VDW palisade and a DSM palisade;
  6. installation of a horizontal steel strut stabilising the shape of the constructed palisade;
  7. construction of a horizontal anti-filtration barrier (0.7 m thick concrete plug) over the entire excavation area due to the presence of groundwater above the foundation. The barrier limits the inflow of groundwater into the excavation and allows to build underground structures;
  8. insulating the foundation slab and external walls with a self-adhesive HDPE membrane (Preprufe 300R Plus LT/Preprufe 160R);
  9. installation of underfloor sanitary and electrical systems.

The General Contractor is currently at the stage of installing reinforcing bars before pouring the foundation slab on which building E will be situated. The time of slab pouring will depend on the weather conditions. WARBUD has planned to complete the building structure in September this year, while the contractor expects to complete all construction works, including the installation of the necessary equipment, in the spring of 2026.
