WARBUD to build first phase of Variety Theatre in Warsaw

On June 12, 2025, we signed a contract for the execution of the first phase of construction works for the new seat of Teatr Rozmaitości (TR) in Warsaw at Central Square, which includes the construction of the underground part of the building and reloading bays. The document was signed by Nicolas Dépret, WARBUD’s President, Grzegorz Chudzik, Board Member, and Anna Rochowska, Director of TR Warszawa. Capital City Warsaw was represented in the ceremony by the City’s Deputy Mayor, Machnowska-Top.  

‘This is an outstanding project, sophisticated in terms of architecture and engineering, and technologically advanced. It requires enormous precision even in the construction of the foundations themselves. The bar for execution was set as high here as in the case of the Museum of Modern Art. On behalf of the WARBUD SA team, I would like to thank you for entrusting us with the implementation of the first stage of the project and for the trust that the Investor has placed in us today. WARBUD likes challenges, likes unconventional projects to which the company devotes all its competences and experience, but also commitment and heart. We will make every effort to ensure that the future Theatre building gains a solid underground, is constructed with the utmost care and to the highest quality standards,' stated Nicolas Dépret, President of WARBUD SA’s Management Board.

The TR Warszawa building was designed by the New York studio Thomas Phifer and Partners, in collaboration with APA Wojciechowski Architekci and Buro Happold.

The contract engineer is the consortium of ECM Group Polska and Portico Project Management.

We are extremely pleased to be starting a new phase of construction work in a place which will become the most important and innovative contemporary theatre in Warsaw. Together with the Museum of Modern Art, the new seat of TR Warszawa will complete our vision of creating a space which will be a catalyst for public involvement in art and the cultural renaissance that is currently taking place in Warsaw,’ said chief architect Thomas Phifer.

The new seat of TR Warszawa is a multifunctional theatre building combining artistic, educational, community and catering functions. On several levels there will be stage spaces serving various forms of performance, modern rehearsal rooms, workshops, educational rooms, meeting places, office spaces and an extensive catering zone a restaurant, bistro, and a bar with a terrace.

‘I am extremely glad to start this stage of work. Warsaw deserves this building - a modern place for the production and presentation of performing arts. A theatre which can accommodate both large-scale productions and smaller, intimate performances. The big stage, the so-called BIG BOX which will provide a wide range of setup solutions, will allow for the development of the most technologically and conceptually sophisticated artistic ideas, either performative, musical and choreographic. We have a chance to make the vision of the Theatre of the Future come true, a vision dreamed of by theatre artists from the early, mid and late 20th century. And about which we, the 21st century art community members, are still dreaming today. The smaller stage, the  BLACK BOX will, in turn, refer in size to our current premises. It will provide an opportunity - using modern solutions - to create performances in a close relationship between the stage and the audience. We want TR on  Central Square, standing between the cultural institutions located in the Palace of Culture and Science and the Museum of Modern Art in Warsaw, to become a meeting place, complementing the cultural center of the capital,’ said Anna Rochowska, director of TR Warszawa.

TR Warszawa, together with the Museum of Modern Art in Warsaw and the Central Square, will become an integral part of the New Centre of Warsaw – a vibrant public space and the new cultural heart of Poland’s capital.

The project is financed by Capital City Warsaw.
