Warbud wins TOP BUILDER statuette

Warbud won the 16th edition of the Top Builder competition. The competition jury awards achievements of all participants of the construction process, i.e. investors, designers, developers, general contractors and solution providers. The results of the competition reflect the dynamics of development and trends in modern construction in Poland. There are more and more innovative, successfully implemented projects which reflect sustainable construction and architecture. Solutions concentrating on intelligent, innovative and energy-saving construction are now dominating the trade.

Award-winning projects - including those built by Warbud team such as the Sports and Recreation Centre in Płock - create high-quality urban space.

The award ceremony took place on 9 May 2024 at the headquarters of Polish Architects’ Association in Warsaw at ul. Foksal 2 in the Zamojski Palace. At the gala, the site staff was represented by Mariusz Ruszowski and Marcin Krzykwa from Warbud.

When accepting the statuette, Mariusz Ruszowski said ‘We would like to thank the Jury for awarding this distinction. It was an unusual and extremely difficult project. Not only was it implemented as a Public-Private Partnership project, but its scope, that is "finance, design, build and partially equip" required us to organize and coordinate all design and construction activities along with obtaining all acceptances and permits in a very short period of 35 months. Those of you who have carried out a project using a similar formula know perfectly well the difficulties when the task begins with a clean sheet of paper and after 3 years we can admire a wonderful facility. In addition to that, the project was executed using BIM technology at all levels known to us, which significantly facilitated the design, communication and interdisciplinary coordination processes, as well as the process of acceptances by the Client in the virtual space.

The winning building in brief:

Sports and Recreation Centre in Płock is a unique facility in its region, both in terms of the attractions it offers as well as the complexity of the design and the modern systems and solutions installed there. In the swimming pool zone on the ground floor there is a six-track sports pool (25 m x 16 m), a recreational pool with an irregular shape and water attractions (with water table area of 600 sqm), as well as a four-track pool for learners (10 m x 15 m), a paddling pool for children with water attractions, a beach playground and a hot tub in the swimming pool part, as well as 3 additional bathtubs in the saunas. An element which adds an extraordinary atmosphere to this zone is an impressive aquarium situated between the sauna area and the swimming pool area.

The project is distinguished not only by the method of execution and operation, but above all by the design method. The project lifecycle ran parallel in a BIM environment, which reflected the progress of actual work directly in a 3D model.  In the concept phase a BIM model was created which served as a basis for further work related to design, construction and operation of the facility. In the case of the Sports and Recreation Centre in Płock, the final product is a 7D BIM model, which means that the as-built model of the facility contains a complete set of information and geometric data necessary for a proper management of the building at the operation stage. The Public-Private Partnership formula has made it possible to design, build and equip the facility without charging the budget of the Public Partner, which is the Commune of the City of Płock. Thanks to this solution the Private Partner, Warbud PPP 4 Sp. z o.o., completely financed and implemented the design and construction phases and is also responsible for the twenty-year maintenance and management of the facility. The Public Partner will repay the expenditure on the investment program in this period in the form of regular instalments.
